How do most teams go about renting a seat?

We "advertise" on here and on our FB page. Renters are given a contract that covers our liability and spells out everybody's responsibilities as well as the damage deposit and schedule of values for items that may be damaged in a race. We take a $500 refundable damage deposit. And this year, we dropped our rental rates a bit. We don't "hold" a seat until we have a deposit and we ask renters to pay in full 2 weeks prior to the race. 

You should consider what you're offering renters. If you expect them to help with pit setup and teardown and/or go over the wall, we feel the cost should be lower. Decide if you want to include food/drink. I would say be very specific with your expectation from renters including getting them in and out of the car, acclimated with controls/switches, when to be suited up and in the pit ready to enter the car, etc..
